Es dient Ihrem Schutz; ohne es wird davon ausgegangen, dass der Mieter das Objekt in gutem Zustand \u00fcbernommen hat.<\/p><h3>Instandhaltung des Mietobjekts<\/h3><p>Der Vermieter ist verpflichtet, die notwendigen Reparaturen durchzuf\u00fchren, um die R\u00e4umlichkeiten in einem f\u00fcr die vertraglich vereinbarte Nutzung geeigneten Zustand zu erhalten. Seine Pflichten entsprechen den Rechten des Vermieters.<\/p><h3>Zahlung von Miete und Geb\u00fchren<\/h3><p>Dies ist die grundlegende Verpflichtung. Die Miete ist zum vereinbarten F\u00e4lligkeitstermin zu entrichten. Miet\u00fcberpr\u00fcfung: Ein gedeckelter technischer Prozess<\/h2><p>Der Wert eines Verm\u00f6genswerts \u00e4ndert sich, und der <strong>Gesetz 67-12<\/strong> bietet Mechanismen f\u00fcr<strong>Wertsteigerung der Miete<\/strong>und gleichzeitig den Mieter vor willk\u00fcrlichen Mieterh\u00f6hungen zu sch\u00fctzen.<\/p><ul><li><strong>Frequenz:<\/strong> Eine Erh\u00f6hung kann erst nach Ablauf von drei Jahren ab Unterzeichnung des Mietvertrags oder der letzten \u00dcberarbeitung beantragt werden.<\/li><li><strong>Gesetzliche Grenzen:<\/strong> Die Erh\u00f6hung ist begrenzt auf <strong>8 %<\/strong> f\u00fcr Wohnraum und <strong>10 %<\/strong> F\u00fcr den professionellen Einsatz.<\/li><li><strong>Soziale Ausnahme:<\/strong> Betr\u00e4gt die Miete weniger als 400 Dirham, hat das Gericht Ermessensspielraum, eine Erh\u00f6hung von bis zu 50 % zu gew\u00e4hren.<\/li><\/ul><h2>5.
